Verification - Excelus secures Sellers Order - Buyer confirms specification is met. Issue Letter of Intention (LOI), Proof of Funds (POF) Seller issues Sales Purchase Agreement (SPA)

Payment - Buyer confirms all clauses in SPA and sign SPA - Buyer arrange TT/LC

As there are many intermediaries between the buyer and seller, the SPA price consist of the mark up fee between the intermediaries. The buyer will not know how much the fee charged by the intermediaries. This is how Excelus manages and structure the deal for everyone to profit.

Excelus work with a renowned Monetary Authority of Singapore (MAS) licensed company for escrow service. It is a segregated account, even if the company is bankrupted, Buyer's fund will be intacted. 1. Once SPA is signed, Escrow company will issue 3-parties contract between Buyer, Seller and escrow company.. Buyer will wire the escrow company the full 100% SPA amount including FX charges and other fees. The escrow company, under the instruction of Lucas Low, incharge of Excelus Pte Ltd, will wire the downpayment to Seller. Buyer will not be transparent in the amount wired to the Seller. The escrow company will wire the remaining amount to Seller once goods leave factory and delivering to port. Buyer can arrange SGS checking at the factory or at the port warehouse. LC is payment by Buyer bank issurance directly to Seller. Regardless the case, buyer wire funds to escrow company first. Actual payment terms will follow the clause in SPA. 2. Excelus will sign commission agreement with all intermediaries involved to safeguard intermediaries commission. When the escrow company wire the remaining amount to Seller, at the same time wire the intermediary commission to Excelus. Thereafter Excelus will process the commission payout to all the intermediaries. FAQ 1. Why cant Buyer wire directly to Seller? If Seller receives the total amount including all the commission, Seller hold the responsibility to pay all the intermediaries. Seller do not want to hold this responsibility. And some countries have withholding taxes, for example, overseas commission payout from Thailand Sellers has 15% withholding taxes. This means by allowing Buyer to wire directly to Sellers, it will be a lose-lose scenario. Seller will not hold the responsibility to payout the commission timely, and all our commission will deplete by 15%. 2. How do we ensure Excelus will payout the commission? There is a contract number in the SPA. Excelus will issue commission agreement with the corresponding SPA contract number which will clearly states your contribution and fees involved. It is a legal binding document by a Singapore company that safeguards your commission.
